The proposal was initially rejected due to safety and traffic issues.<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p class=\"related\"><strong><em>Read: <a href=\"https:\/\/bardonnews.com.au\/index.php\/coles-local-bardon\/\">New Coles Local Proposed In Bardon\u2019s Busiest Road<\/a><\/em><\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p>In May 2021, Brisbane City Council turned down <a href=\"https:\/\/developmenti.brisbane.qld.gov.au\/Home\/FilterDirect?filters=DANumber=A005505645\">DA A005505645<\/a> based on the recommendations by State Assessment Referral Agency (SARA).<\/p>\n\n\n\n<p>SARA cited that a new supermarket in the area will increase the traffic congestion along the Latrobe and Macgregor Terrace roundabout by 100 to 154 more trips during peak hours. The roundabout already accommodates 23,000 vehicles a day.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">Highlights<\/h2>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Council rejected the plan to build a Coles Local outlet in Bardon due to safety and traffic issues.<\/strong><\/li><li><strong>The developer filed an appeal with the Planning and Environment Court and it\u2019s still under assessment.<\/strong><\/li><li><strong>Coles Local is a new concept store that will feature more local and high-end providers.<\/strong><\/li><li><strong>If the appeal is won, the Bardon site will be the third Coles Local in Queensland.<\/strong><\/li><\/ul>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p>However, Connor O\u2019Meara, the solicitor who represents CB (Qld) Pty Ltd, wrote in the appeal that the development will bring &#8220;measurable improvements&#8221; to Macgregor Terrace as the project will entail road widening, a &#8220;no right out&#8221; change to the traffic movement, and signs all over the strip.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"536\" src=\"https:\/\/bardonnews.com.au\/wp-content\/uploads\/2020\/08\/Bardon_Coles_MapFI-1024x536.jpg\" alt=\"\" class=\"wp-image-5610\" srcset=\"https:\/\/bardonnews.com.au\/wp-content\/uploads\/2020\/08\/Bardon_Coles_MapFI-1024x536.jpg 1024w, https:\/\/bardonnews.com.au\/wp-content\/uploads\/2020\/08\/Bardon_Coles_MapFI-300x157.jpg 300w, https:\/\/bardonnews.com.au\/wp-content\/uploads\/2020\/08\/Bardon_Coles_MapFI-768x402.jpg 768w, https:\/\/bardonnews.com.au\/wp-content\/uploads\/2020\/08\/Bardon_Coles_MapFI.jpg 1200w\" sizes=\"(max-width: 709px) 85vw, (max-width: 909px) 67vw, (max-width: 1362px) 62vw, 840px\" \/><figcaption>Photo Credit: Developmenti\/BCC<\/figcaption><\/figure>\n\n\n\n<p>The proposal also includes relocating the bus stop adjacent to the eastern access point about 40-metres west, which will remove seven on-street parking spaces.&nbsp;&nbsp;<\/p>\n\n\n\n<p>The developer filed the proposal in July 2020 and divided the opinion of the community. Whilst some locals said they don&#8217;t need another Coles, others welcomed the proposal as this will only be the third Coles Local in Queensland. Some residents also said that stores on the strip of Macgregor Terrace are partially tenanted and in need of more foot traffic.&nbsp;<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p class=\"related\"><strong><em>Read: <a href=\"https:\/\/bardonnews.com.au\/index.php\/sisters-of-mercy-selling-bardon-hill-top\/\">Sisters of Mercy Selling 15-Hectare Bardon Hilltop Property<\/a><\/em><\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p><a href=\"https:\/\/www.coles.com.au\/coles-local\">Coles Local<\/a>, a concept launched in 2018, features a tailored in-store experience with more high-quality products from local producers. The first outlet with this concept opened in Ascot in June 2021. The second store in Taringa\/Indooroopilly area has started the groundwork for the construction.
